It was a tough decision...we were very disconcerted with the price discrepancies listed on modular home providers website. The actual prices were considerably higher and largly variable depending on square footage. Also, you have to design within the shipping constraints unless you want costs to skyrocket.
My advice to you is to visit with different modular home companies to compare what you are getting. There are quite a few in the Twin Cities. Jason and I recently got a tour of Phillips Garden's WEE House addition. It was gorgeous. No idea on pricing there. We never met with them unfortunately.
Another suggestion...ICF's. If we build another home it will be out of ICF's.

We're considering a modular home... why did you decide to go with stick build? Were there unexpected challenges with a modular build?
